Land readjustment / Reparcelling Project
This project allows for the fair distribution among the different owners of all benefits and loads related to the new development as well as to foresee all management and urbanization costs and compensations.
We face the subdivision on an empty land brownfield within the urban consolidated city fabric facing the internal ring road Onze de Setembre. The lands have an agricultural past, and they nowadays still include old building, a parking area and ventilation shaft from the underground railway.
The subdivision area is 25.277,28m2, including 2250,00m2 of zones for private development and the remaining being green areas, civic uses land and roads. The maximum expected floor space is 24.013m2 including and non-residential floor spaces of 2250m2. The total housing density is fixed at a maximum of 232, from which 108 are social housing within one of the different models established by the binding legal frame.
